We will beat your current signed Property Management Company’s agreement by 2% per month and by $100 on Tenant Placement Fees. (Minimum 6% and $200 Tenant Placement Fees)
To ensure we get you top dollar for your rental by making it looks it’s best online as well as in person, we offer Professional Staging and Photography options at your request.

If rents are not paid by the agreed upon date, we begin the processes necessary to collect rents and/or evict tenants.
We will complete and Annual Property Evaluation showing how you can maximize the potential of your investment by analyzing your property to see how you can increase the property value and rental income.
Built in streamlined resident screening includes full credit report, criminal and eviction data helping us to qualify residents typically within 24 hours. This process allows us to place high quality tenants quickly.
We will complete a Move-In inspection, another inspection during the year as well as a Pre-Move-Out inspection. Each inspection will include a short video in addition to the inspection report.
Our systems allow us to quickly advertise vacancies to our listing partner’s sites and get properties in front of millions of potential tenants. Our current partners include the entire Zillow Rental Network, Trulia, Yahoo!, Hot Pads, Lovely, Apartment List, Craigslist, our website and more. Applicants can even apply for your rental right from their smartphones. We require each potential tenant to complete an application, then follow up to verify their employment, rental history, and credit & criminal history. This helps assure that your property will have the best tenant possible. (Min $600)
Residents, owners or employees can submit work orders, attach videos, documents and images. You will be able to get status updates from your phone, tablet or desktop. To help manage costs, we use our own local network of professionals to ensure we provide quality and timely maintenance for your property. 24 Hour Services are available for emergencies.
7% Monthly Management Fee on collected rent for most properties. (9% Max)
We give owners access to their profit and loss statements, contributions and draws, and specific transactions we’ve made on behalf of the property. We will upload receipts, leases, and other important items to the built-in document sharing system so property owners can access them anytime. All of these are available from any device, including your smart phone.
